1. Acceptance

By accessing or using PropertyPulse (“the Service”), you agree to be bound by these Terms of Service. If you do not agree, do not use the Service.

2. The Service

PropertyPulse provides property information derived from publicly available UK government datasets. The Service is provided “as is” without warranty of any kind. While we strive for accuracy, we cannot guarantee the completeness or correctness of all data.

3. Not Professional Advice

PropertyPulse is an informational tool. Nothing on this platform constitutes professional property, legal, financial, or investment advice. AI-generated valuations and summaries are estimates only. Always consult qualified professionals before making property decisions.

4. Accounts

You are responsible for maintaining the security of your account credentials. You must provide accurate information when creating an account. We reserve the right to suspend or terminate accounts that violate these terms.

5. Acceptable Use

You may not: (a) scrape, crawl, or bulk-download data beyond normal usage; (b) use the Service to harass, spam, or harm others; (c) attempt to gain unauthorised access to our systems; (d) redistribute data in a way that competes directly with PropertyPulse; (e) use corporate ownership information for direct marketing to registered proprietors; (f) republish HM Land Registry CCOD/OCOD datasets as a standalone product or data feed.

5a. HM Land Registry CCOD / OCOD Data

Corporate ownership shown on PropertyPulse is derived from HM Land Registry datasets licensed to Interlink Digital Group Limited under the Use Land and Property Data service. By using ownership information on this site you agree that you will:

  • use it only as part of the PropertyPulse product, not as a standalone dataset;
  • not copy, sell, distribute, or bulk-export CCOD/OCOD-derived records;
  • not contact registered proprietors for marketing or commercial solicitation;
  • not misrepresent any official status of or endorsement by HM Land Registry; and
  • include HM Land Registry attribution when republishing any ownership excerpt you are permitted to share.

6. API Usage

API access is subject to rate limits as described on our pricing page. Exceeding rate limits may result in temporary or permanent restriction of API access. CCOD/OCOD ownership fields are not available for bulk export or dataset reconstruction via the API.

7. Limitation of Liability

To the maximum extent permitted by law, PropertyPulse and Interlink Digital Group Limited shall not be liable for any indirect, incidental, special, or consequential damages arising from use of the Service.

8. Governing Law

These terms are governed by the laws of England and Wales. Disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
